Acquisition & Development Projects

Tiempo’s Acquisition & Development team has led a myriad of projects over the past years, including purchasing and rehabilitating foreclosed and abandoned properties. Recent examples include:

Buckeye Commerce Center

Buckeye Commerce Center is 40,000 ft2 development located in Downtown Phoenix, Arizona, in a highly-desirable location, sandwiched between Interstate 10, Interstate 17, and Sky Harbor International Airport. This mixed-use center is 70% leased and is home to retail outlets, quick-service restaurants, and several professional agencies.

Construction on the property began in 2008 and was completed in 2009, with Tiempo’s team managing the land purchase (with funding from CPLC, Wells Fargo, an Economic Development Administration grant, and a private investor), permitting, building siting, architectural design, and interior build-outs.

This newly-built complex is well-appointed with:

  • beautiful park-like outdoor areas with desert landscaping
  • reserved parking in lighted lot
  • covered parking
  • on-street signage
  • elevator access to second floor
  • community restrooms and water fountains
  • phone, internet, fax, satellite TV, and copier-ready

Casa Del Pueblo Apartments

Casa Del Pueblo is a HUD 221 (d) project rental assistance contract (PRAC) community located in South Tucson, Arizona. This community has provided subsidized housing for the elderly (age 62+) and mobility impaired since 1997.

On March 24, 2011, Tiempo officially opened an additional 38 one-bedroom units at Casa Del Pueblo, bringing the total to 96. The expansion included such upgraded amenities as:

  • fitness center specially-fitted for seniors
  • computer lab with free Internet access and integrated printing capabilities
  • three recreational rooms equipped with entertainment systems, large-screen televisions, pool table, and movie library
  • three laundry facilities
  • full-service kitchen
  • covered ramada with outdoor kitchen
  • meditation garden
  • book library
  • in-unit integrated pull-chains for medical emergencies

The new, environmentally-conscious addition included energy-efficient appliances, doors, and windows and in-unit ceiling fans throughout. Landscaping consisted of a combination of xeriscaping and low-water-use plants. Total construction time was nine months.

CPLC Housing Services – Nogales

The CPLC Housing Services building is a HUD RHED Rural Community Facilities Grant-funded development located in a highly-desirable location on the main thoroughfare in Nogales, Arizona, just one mile from the Arizona-Mexico border. This property is home to Chicanos Por La Causa’s housing counseling, self-help housing, and NSP2 rehabilitation contractors.

This 2,200 ft2 property was purchased in Spring 2011, with Tiempo’s team managing the purchase, interior build-outs, and tenant improvements.

CPLC Social Services – Tucson

The CPLC Social Services building is located in the central business district of Tucson, Arizona, at 200 N. Stone. This property is home to Chicanos Por La Causa’s Southeastern Arizona Administration Offices, housing counseling, emergency assistance, and La Causa Development & Construction.

This 22,000 ft2 property was purchased in 2000, with Tiempo’s team managing the purchase, interior build-outs, and tenant improvements.

Mountain Pointe Apartments

Mountain Pointe is a Low-Income Housing Tax Credit (LIHTC) apartment community in Nogales, Arizona, that provides affordable housing to residents with 30%, 40%, 50%, and 60% of the Area Median Income, as well as some market rate units.

Phase I opened in 2000, and in December 2010, Tiempo completed Phase II, a 60-unit addition comprised of one-, two-, and three-bedroom units, bringing the total to 168 units with one-, two-, three-, and 4-bedroom floor plans.

Upgraded amenities include:

  • modern laundry center (in-unit laundry available in some units)
  • grand, custom-decorated recreational room with large, flat-screen television and full-service kitchen
  • state-of-the-art fitness center
  • covered playground with soft-surface foundation
  • covered ramadas with picnic tables and outdoor grilles
  • multiple bike racks
  • xeriscape landscaping
  • on-site management
  • 24-hour maintenance

Total construction time was nine months, and the project was funded by a real estate syndication group.

San Marina Apartments

San Marina Apartments is an NSP2-funded community located in West Phoenix, Arizona. This community was originally built in 1986, and was purchased by Tiempo in 2011.

Tiempo is leading a $2.3 million rehabilitation (rehab) on the property, which provides affordable housing to residents with 50% and 80% of the Area Median Income, as well as some market rate units. The rehab includes full interior remodels, landscaping, new asphalt, exterior paint, pool revitalization, and installation of a new Tiempo Learning Center.

Once completed, San Marina’s amenities will include:

  • three laundry facilities (in-unit laundry available in some units)
  • grand, custom-decorated recreational room with large, flat-screen television and full-service kitchen
  • state-of-the-art fitness center
  • covered playground with soft-surface foundation
  • covered ramadas with picnic tables and outdoor grilles
  • multiple bike racks
  • full-service Tiempo Learning Center with computer lab and free Internet access
  • 24-hour maintenance
  • crime-free community
